You will manage costs for building and civil engineering projects, ensuring financial success. Working closely with the different teams, you'll provide expert advice on cost management, contract negotiation, and procurement to ensure projects are completed within budget and are financially sustainable.Main Tasks / Functions:Understand project requirements and conduct quantities take-off.Prepare BOQ (bill of quantities) by studying specification sheets.Identify and close gaps between BOQ and drawings, specifications, and contract conditions.Monitor and control costs throughout the project, seeking cost-saving opportunities. Negotiate with suppliers and subcontractors for the best prices and terms.Provide expert advice on procurement, risk management, and cost-saving measures.Prepare estimates, bills of quantities, and tender documents.Participate in pre-tendering activities, collaborating with the client, architect, and project managers.Liaise with the design team for analysis of architectural and service drawings.Manage the valuation of work done and handle claims and variations.Prepare interim and final valuations, variations, and claims for the construction site.Conduct feasibility studies and value engineering exercises.Collaborate with stakeholders to optimize project outcomes and achieve value for money.Manage project budgets, including forecasting and monitoring costs.Maintain accurate records and documentation of all project-related costs and financial transactions.Successful Applicant:Qualifications and Skills:Bachelor's degree in quantity surveying, construction management or a related field.10 years relevant experience in construction in quantity surveying or cost management of major projects in Portugal including luxury hotels.Sound knowledge of construction industry practices, regulations and standards.Proficiency in cost estimation and cost management techniques.Knowledge of service guidelines and LEED for green buildings.Familiarity with contract administration and legal aspects of construction projects.Understanding general contracting, design-build, package contracting, value-based project and loading margins and lumpsum in commercial fit-out, residential, hotel or retail projects.Experience working with AutoCAD and BIM validating quantities from the given drawings.Experience with take-off softwares and relevant tools for quantity surveying.Relevant experience in a similar position within the fit out / refurbishment sectors.Strong knowledge of contract documents, construction practices and techniques.Experience in managing and dealing with contractual issues.Skills:Fluent in Portuguese and English, verbal and written.Ability to manage multiple projects simultaneously and prioritize tasks effectively.Experience of working in a fast-paced environment.Strong analytical and problem-solving skills with extraordinary negotiation abilities.Proven ability to communicate effectively (verbal and written) to build relationships with colleagues, consultants and suppliers.Strong attention to detail, commercial awareness and negotiation skills.A proactive and flexible working approach with the ability to adapt to changing situations and duties.Main Conditions:Location:Type:Full-time, on-site;Salary and Benefits:Competitive salary according to experience, health insurance, professional development opportunities.
