The Project Manager will be responsible for overseeing day-to-day tasks related to project management, such as- Client management, expediting, inspection, logistics management, and ensuring project timelines and budgets are met. The Role will be responsible for projects of Apartments and Small buildings in Porto area, With International clients- so Professional written and verbal English skills are Must.The role will be primarily located in the office in Porto, but with Projects management outside the office,ResponsibilitiesEnsure projects are completed according to time and budget schedules, and that objectives conform to overall standards and operations objectives and user requirements;Analyze and estimate costs; prepare cost summaries for projects, including equipment, labour, materials, site preparation, sub-contractor costs and other related costs as needed;Project planning, project tracking, scope management, change control management, risk management, and quality assurance of the project team;Facilitate communication between all the stakeholders, clarifying expectations for information and service delivery;Review and provide input for the development of project plans;Contribute to design documents and specifications;Manage construction plan(s) and maintain current project status records;Prepare/update project status reports, process invoices, update tracking reports, and maintain files for due diligence and financials;Manage contracts with the contractorsResolve project conflicts with affected management;Reporting, tracking, and troubleshooting exceptions and escalating, tracking and resolving conflicts regarding resource commitment and delivery of results;Conduct and document all weekly meetings;Coordinate activities of sub-contractorsInteract and negotiate with contractors and subcontractors. Validate and negotiate contractor change orders and make recommendations to the client;Visit project site at appropriate intervals and confirm progress is consistent with the project schedule and work is in general conformance with contract documents;Demonstrate a proactive focus on meeting client and project requirements in a timely and cost-effective manner;Demonstrate proficiency in the use of the company's CRM and other technologies as required for assigned projects.Report to the ExecutivesRequirementsBachelor's degree from an accredited institution or similar experience. Degree in Architecture or Engineering;Minimum of 5 years experience in Project Management in the building/development/construction industry;Ability to manage multiple projects at a time;Ability to regularly communicate analyzed data to clients and team to achieve project goals;Ability to manage all aspects of construction projects effectively and efficiently including, but not limited to Budgeting, Scheduling, Submittals and Change orders;Ability to accurately prepare and maintain project budgets;Ability to solve practical problems and deal with variables in situations where only limited standardization exists;Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form;Ability to successfully coordinate multiple staff of different levels;Highly organized with strong analytical skills;Understanding of technical requirements for relocation, construction, and renovation projects;Familiarity with architectural drawings and furniture and space planning concepts;Strong consideration will be given to those that are PMP and LEED certified;Strong interpersonal skills with an ability to interact with executive-level external and internal clients;Ability to successfully communicate with architects, contractors, client representatives, and team members.High Organisation skillsEasygoing Person, Flexible, and OUTSIDE THE BOX thinker.Professional written and verbal English is a MUSTPlease send your CV in ENGLISH ONLY,Attached with your Salary expectationsAnd Possible Starting date due to your current status.#J-18808-Ljbffr
